Self-Storage Facility Construction in Calgary

Drive-up storage, multi-storey climate-controlled buildings and conversions of existing buildings, planned around unit mix, security and a Calgary winter.

Self-storage construction in Calgary is one of the simpler building types and one of the most sensitive to cost. The buildings are mostly steel, doors and corridors, with little plumbing and modest mechanical systems. Margins come from building efficiently: the right unit mix, a layout with little wasted corridor, and a site that lets customers drive in, load and leave easily. The two decisions that shape everything are the building type and the site.

Single-storey drive-up or multi-storey climate-controlled?

Single-storey drive-up storage is rows of buildings with roll-up doors facing the drive aisles. It is the cheapest to build per square foot, and customers like driving to their door. It needs a lot of land.

Drive-up storage is cheapest per square foot but uses the most land.

Multi-storey climate-controlled storage fits more units on less land, which matters on expensive sites closer to customers. It needs elevators, loading areas, heating and some cooling, and more fire protection. Units are reached through interior corridors. In Calgary, climate control is a real selling point: furniture, documents, electronics and anything that does not like freezing and thawing need it.

Many sites combine both, with a climate-controlled building near the office and drive-up units behind it.

The building system

Most self-storage buildings use a steel structure with light-gauge steel unit partitions, which come as a system from specialist suppliers: the partitions, the corridor walls, the roll-up doors and the hallway system. Our role is to coordinate that system with the foundations, the structure, the fire separations, the electrical and the site, and to get it installed quickly.

Unit partitions and doors arrive as a system and go up quickly once the structure is ready.

Roll-up doors for drive-up units take a lot of weather in Calgary. Insulated doors are worth considering for climate-controlled buildings, and good seals and drainage at the threshold keep snowmelt out of the units.

Access control and security

Customers expect 24-hour or extended access, and owners need to know who comes and goes. Security systems usually include a gated entry with keypad or app-based access control, cameras covering the gates, drive aisles and corridors, good lighting across the site, and sometimes individual door alarms. Many newer facilities run with few or no staff on site, so the access and camera systems carry more of the load.

We put the conduit, power and data for the security system into the site work and the buildings from the start. Trenching across a finished paved site to add a camera pole costs far more than doing it before the asphalt goes down.

Zoning and site

Self-storage is generally allowed in Calgary's industrial districts and some commercial districts, but check the specific land use district and any development permit conditions. Sites near residential areas face more conditions on lighting, hours, landscaping and building appearance.

The site layout needs drive aisles wide enough for moving trucks and trailers to turn, snow storage areas for Calgary winters, and drainage that keeps water away from the door thresholds. Converting an existing warehouse or big-box store to climate-controlled storage is a common way to get a central location, and it is often faster than building new.

What self-storage costs

ProjectPlanning range (as of 2026, varies by scope)
Self-storage facility$95–160 per sq ft

Single-storey drive-up sits near the bottom of the range. Multi-storey climate-controlled buildings, with elevators, heating and cooling and more fire protection, sit near the top. Land and site work are separate and vary widely.

Getting the unit mix right

The unit mix is the list of unit sizes and how many of each: lockers, 5 by 5s, 10 by 10s, 10 by 20s, and the large drive-up units that hold a vehicle or a business's stock. It decides the rent roll, and it is far cheaper to change on paper than after the partitions arrive. Owners usually base it on a market study of what nearby facilities rent and what sits empty.

The building has to suit the mix. Corridor widths, door sizes, the spacing of columns and the depth of each building all follow from the units you want. A mix heavy in small units needs more doors and more corridor per square foot, which costs more to build but often rents for more per foot. Large units are cheap to build and slower to fill. We draw the layout with the supplier's partition system so you can see the rentable area for each option before the structure is designed.

Leave some flexibility. Partition systems allow some walls to be moved later, so a few rows can be converted from small units to large ones, or the reverse, if the market shifts.

Fire protection and code

Self-storage is a storage occupancy under the building code, and the code limits building area and height depending on the construction and whether the building is sprinklered. Single-storey drive-up buildings can often be built without sprinklers by keeping each building small and separated from the next. Multi-storey climate-controlled buildings almost always need sprinklers, a fire alarm, standpipes and rated stairs.

What customers store is unknown, so the code assumes the worst. Fire department access around every building and hydrant locations on the site come out of the development permit review and affect where buildings can go.

How long a storage facility takes

A single-storey drive-up site is one of the faster commercial builds once the permits are issued: site servicing, slabs, pre-engineered buildings and the door system go in quickly. Multi-storey buildings take longer because of the structure, the elevators and the mechanical systems. The development permit and the lead time on the steel building and the partition system usually set the schedule, and phasing a large site lets the first buildings start renting while later ones are built.

What storage developers ask us

Which is cheaper to build, drive-up or multi-storey?

Drive-up is cheaper per square foot, but it needs much more land. On an expensive site, multi-storey usually makes more sense.

Is climate control worth it in Calgary?

For many customers, yes. Freezing and thawing damages furniture, documents and electronics, and climate-controlled units rent at a premium.

Can an existing building be converted to self-storage?

Often. Warehouses and former big-box stores are common candidates. Check the zoning, the floor, the fire protection and the loading access first.

What security does a self-storage site need?

A gated entry with access control, cameras on the gates, aisles and corridors, and good site lighting. Many owners add door alarms.
